Air Quality And HVAC System Performance Checklist

  As Ontario continues to experience COVID-19 outbreaks, TRI-AIR Systems is having our technicians discuss with the client some of the options that are available to help improve the building’s air quality and HVAC system performance. Where feasible, upgrading to a MERV13 or higher efficiency filter should be considered. Any filter upgrades should only be done after consulting an HVAC industry professional, as some  commercial HVAC systems  are not designed to accommodate the density of HEPA-grade filtration. In areas where there is poor ventilation or no centralized air filtration system, air scrubbers/filtration units with optional UVC disinfection should be considered. All air handling equipment and exhaust fans should be set up to have fans run 24/7 to maximize ventilation air changes and increase the building’s air filtration where practical and feasible. Rooftops & Air Handlers Air Filters With dirty or plugged air filters, the system will run longer due to airflow reduction, increasing the utility bill. With dirty or plugged air filters, overheating of the heat exchanger will occur, which will shorten the heat exchanger life span. Gas Pressure For optimum efficiency, the gas pressure must be set to the manufacture’s specifications. When the gas pressure is set too low, it can lead to condensation in the heat exchanger. This causes corrosion, which ultimately leads to the failure of the heat exchanger. Low gas pressure will reduce system efficiency. Nuisance lockouts on the flame sensor can occur. High gas pressure can lead to overheating the system, placing stress on the heat exchanger and system components, causing premature failure of the heat exchanger. We plan to provide a safe and effective work environment to help prevent the spread of COVID-19. A variety of measures will be used to cut down the risk of COVID-19 as we resume the “new normal” level of operations. Use the information below as guidance to keep you and your colleagues safe: Your Health and Safety and that of others must come first. We are following the recommendations of Public Health Ontario. If you have any concerns or are unsure of anything at all, contact the Office or Supervisor. You must have the means to work safely, sanitize or wash your hands, disinfect your tools and equipment and job site if required. Make sure you have the proper PPE and methods to sanitize as needed. How To Calculate The Correct Size Of AC For Your Business Warning: There Is Math Involved There is actually a lot of math that goes into determining the right size of air conditioner for a structure. One rule of thumb to get a rough idea on system sizing can be used: Calculate the square footage of the space requiring cooling. (assuming 8’ ceiling) Divide the square footage by 500. Multiply the number from Step 2 by 12,000. This is the required Btu’s needed to be removed from the space in order to cool it. Add 380 Btu for each occupant working in the space all day.   How it works: UVGI is a disinfection method that uses short-wavelength ultraviolet light to kill or inactivate microorganisms by destroying nucleic acids and disrupting the DNA, leaving the microorganism unable to perform vital cellular functions. UVGI products are designed and sized to provide enough UCV light in moving air systems which will deter the growth of microorganisms like molds, viruses, bacteria, and other pathogens. Together with a good filtration system, UCV lights are capable of sanitizing air systems so that the air can be sterilized by up to 99% of airborne bio-contaminants in a single pass. There are two types of UV lights that can be installed in your HVAC system. Coil Sterilization – The light is designed to clean and sterilize the cooling coil. The coil sterilization light will run 24/7 and is the most common type of light in an HVAC System. As the province of Ontario begins to reopen the economy, many businesses are retrofitting their office spaces for the post-COVID return to work. Apart from just layout changes in the office and enhanced safety barriers,  indoor air quality  is a key factor in the post-coronavirus playbook. According to the  Public Health Agency of Canada , we know that COVID-19 is spread from person to person through respiratory droplets generated when an infected person coughs, sneezes or talks. These droplets can remain detectable in the air for as long as three hours, but can also survive on surfaces from as little as a few hours to potentially several days.
